A lot of agents tell you to list much higher than the property will appraise only to see the home fall out of escrow weeks later because the appraisal didn’t meet the sales price. That’s why you often see so many homes with the status “Back on Market”. Other Realtors may tell you the price you want to hear….I tell you the actual Market Price for the home.
