I want to let you know I am happy to give a recommendation for Gil Rivera.
My father recently passed away and I had Gil's help with selling my fathers house in Fullerton. My father did not have the property in a trust so we did have to go through the court and probate. Gil was very easy to work with through the entire process. I followed Gil's advise to list the property quickly and found he was correct in advising me we would not need to put a lot of money or time into upgrades. We had multiple offers on the property and we closed the sale with the highest offer that was made. We sold for MORE than the Probate Court Appraiser said it was worth! I would be happy to use Gil's services again in the future when ever I need to buy or sell.
Gilbert helped us with our first home purchase in 2011 and found for us an amazing 5 bedroom, 3 bath home! In 2015, our family decided to downsize and contacted Gilbert once again. This time the project included the SALE of the property and the process of finding 2 more properties to invest the equity from the sale. This was a task that required a trustworthy realtor that would take the time to explain the process, to assist with options and find accommodations of a rental until the new purchase. This required a person of integrity with loyalty to us that was interested in the success of this project. The home sold about 2 months later and the first investment home was purchased by Christmas of 2015...I remember that day like it was yesterday! Gilbert when above and beyond to get us into the property on Christmas Eve! The third phase of our project started soon after, and although the 3rd property has not been purchased due to my stubbornness, Gilbert has continued to show the same professionalism and positive attitude as he did on the very first day of this project. I can honestly say that Gilbert has exceeded my expectations, has always been honest and truthful, and prevented us from making a wrong investment. Gilbert has taken the time to explain different options available, has educated us on special assessment taxes in new homes, the positive and negatives of looking at short sales, defects discovered in different properties, and helping estimate expenses on homes. My mom had worked with Gil years ago on refinancing and liked him very much, When it came time to sell our place she chose to work with him again. It was the best decision she ever made. Gil provided us with helpful tips on how to present our home for pictures, which turned out beautifully. Our place sold in 3 days and for its asking price. Finding a new home was a much harder battle. There were specific requirements that my mom needed for her new home which were hard to find. after countless days and nights with working with Gil, my mom was able to find a home. Gil Rivera was amazing! On time, on purpose, on target! His marketing and pricing strategy proved to be picture perfect. After excellent advice on how to best stage the home for showing, within one week on the market our home had three competing offers. The Buyers bid up the property over the listing price and when the banks loan appraisal came in under our sales price Gil was on top of it, with a letter to the lender who raised the value $5,000.00. Then he followed up on glitches to keep the transaction moving along, gave us expert advice on how to best handle the buyers repair demands, closing the deal on time.
